Two ways commercial work is priced
Almost every commercial arrangement falls into one of two structures.
1. Per-visit or per-job pricing
You call, we quote, we do the work. Same as residential, just at scale. This makes sense for one-time projects - clearing storm debris, taking down a row of hazardous trees, a one-off cleanup before an event. Individual removals still follow standard ranges ($300 to $2,500 for most trees, more for large or hazardous ones), and palm trimming runs $100 to $500 per palm. Volume on a single visit usually earns a better rate than calling for one tree at a time.
2. Annual maintenance contract
This is where most HOAs, hotels, and commercial properties land. Instead of reacting to problems, you pay for scheduled, recurring care across the year - trimming cycles, palm maintenance, health inspections, and priority emergency response - usually billed monthly or quarterly. The property gets predictable budgeting and a crew that already knows the site. This is the model built for properties that need consistency, and it typically includes a Certificate of Insurance, a scheduling commitment, and a 24/7 emergency line.

What drives commercial pricing
Tree count and species mix
A property with 40 palms lining a drive is a very different scope than one with 40 mature hardwoods over parking and walkways. Palms are on a maintenance rhythm - trimming a few times a year depending on species and location - while large hardwoods need less frequent but more involved work. We inventory what is actually on the property before quoting a program, because the mix matters more than the raw count.
Trimming frequency
How often does the property need to look sharp and stay safe? A resort with guests every day of the year holds a higher standard than a back-lot industrial site. More frequent visits cost more per year but keep the property consistently clean and reduce the odds of a surprise failure.
Risk exposure and foot traffic
Trees over pool decks, entrances, guest parking, and walkways carry real liability. A property where a falling limb could hit a person or a car needs closer monitoring than one where trees sit over open lawn. Higher exposure means more inspection and proactive removal of hazards - which protects the property owner far more than it costs.
Access and equipment
Same rule as residential, at scale. Trees a bucket truck can reach are cheaper to service than trees boxed in by buildings, courtyards, or tight resort landscaping where every piece is climbed and hand-carried. Storm season and emergency response
This is often the real reason commercial properties sign an annual contract. What a good commercial contract should include
Before you compare prices, make sure you are comparing the same thing. A real commercial tree program should spell out:
- Scope of work - which trees, what services, how many visits per year
- Certificate of Insurance (COI) - general liability and workers' comp, provided on request and named to your entity
- Scheduling commitment - a defined response window for routine work, not "we'll get to it"
- 24/7 emergency line - a real dispatcher, not voicemail, with priority for contracted clients
- Documentation - photos and written records of work performed, which matters for boards, budgets, and insurance
- Permit handling - who identifies and pulls permits when DRNA-protected species or historic-district rules apply
If a bid is missing these, the low number is hiding cost - or risk - that lands on you later.
